Premier Property Management let and manages properties many different type and size of residential property, in Mid and West Cornwall. We advise all prospective Tenants that they should view the property at least once prior to any application being made. At that time if not before hand, we wish to ascertain as much information as we can in order to make sure the property is suitable for your requirements. We need will need to know whether you have any children, pets or other personal requirements that will be residing at the property with you at this stage. All prospective Tenants over the ages of 18 applying for a property are referenced by an independent company called Homelet (Barbon Group Ltd). Homelet carry out a credit check, landlords reference (if the applicant is currently renting) & employment/ pension or accountant reference to verify there earnings are adequate to afford the property along with the bills associated with the day to day living.
There is a clear acceptable or not acceptable given on return of the reference and should the applicant require a Guarantor this is also advised on return of the reference.
Once a potential tenant(s) has viewed a property and decided they would like to proceed, they will be asked to complete a Homelet Application Form. The forms are quite self-explanatory and each section (8 in total) should be completed with as much information as the prospective tenant(s), can provide.
There is an administration fee applicable. Please contact the office for details.
Once tenants have completed the forms, and upon receipt of the appropriate administration fee, we can then send this information (electronically) to Homelet to allow them to begin the process of taking up references on our behalf.
The information prospective tenant(s) provide to Homelet is transmitted to and is intended only for Homelet, to assist with the referencing process on behalf of the tenant(s)/landlord and also ourselves prior to any formal Tenancy Agreement being drawn up.
At all stages of the referencing process we are sent reports (via email) from Homelet to keep us informed. Providing the references are satisfactory (for example, no outstanding County Court Judgements are highlighted etc), and once we are in receipt of the ‘final report’ from Homelet, we will notify you.
Once we are in receipt of satisfactory references we can proceed to the next stage(s) as follows:-
(a) Agree a moving in date with both the tenant(s) and landlord
(b) Proceed to draw up Tenancy Agreements for signature by both tenant(s) and landlord
(c) Tenant(s) to pay deposit and first month’s rent in advance of moving in date to Premier Property Management
Should a guarantor be needed we will discuss this with at the time.
